There are many different roof styles and types of roof covering materials. Every roof system inspection by Real Estate Inspectors Group will identify problems as the result of original design, installation oversights, material failures, and that the types of roofing materials installed have been applied in accordance with Uniform Building Codes and standards within the roofing industry. We often find improperly attached shingles (nails that are too short or staples set too deep), crucial areas such as skylights, chimneys, and valleys that are not up to industry standards and structural issues from unprofessional repair attempts or repairs not made soon enough. Problems that go undetected in a roof system can cause serious harm to other components of the building (interior components, exterior components or structural components). The next high wind, strong rain or thaw may find the problem and create many more. Our home inspector will carefully evaluate the condition of materials used, the proper installation of flashings, boots and vents, soundness of structure, note defects and make recommendations for repairs or maintenance that may be required.
