Home Seller Inspections

Sellers, home inspector services help you close faster!

The process of selling your home or condo can be simultaneously frustrating, confusing, and time consuming - in short, a big hassle. Realtors® will tell you that finding a buyer interested in purchasing your home is only the first step on the way to a successful sale. Once an offer to purchase is made, you must make sure every contingency is met to satisfactorily bring that offer to the closing table. A great many offers to purchase never make it to the closing table.

One way to expedite your closing and put potential buyers at ease is by having a professional home inspection done by a certified and licensed home inspector BEFORE you get that first offer.

Almost all sales contracts include the condition that the contract is contingent upon completion of a satisfactory home inspection. At best, problems uncovered by the buyers’ inspector will cause delays in closing. Usually the seller is required either to pay a premium for speedy repairs or to take a lower price for the home. At the worst, the buyer gets cold feet and walks away from the deal. Why put yourself through this!!

Make home inspection preparations before the home buyer's inspection.

Pre-Sale Home Inspection

Having a pre-sale inspection done will make the sale process much easier on the buyer and the seller. The key benefits of having the inspection done early include:

You eliminate the stress, uncertainty and cost of buyer demands made at the negotiation table. Your sales contract will proceed quickly and smoothly without delays or costly surprises. Don't forget about a home seller mold inspection!

You save money by having necessary repairs done on your own terms. With the information from a pre-sale home inspection, you have the time to take bids from contractors, specify the materials used, and have it done at your convenience.

You lessen your future liability by disclosing all known defects up front. If you do not want to have the items repaired, you can sell “as is.” In any case, your buyer is fully informed at the start.

You gain a marketing edge. You’ve just given your home a verifiable advantage over the competition and you stay in control. You will have eliminated the things that a buyer can find to negotiate a lower price and your buyer can proceed with confidence. If you have a Realtor, you have given them the advantage of showing a pre-inspected home. In short, your home is ready to be sold at the price you are asking.
