These are photos from different Chicago area home inspections to represent some of the things that may be found during a typical inspection. This house is not real but does represent actual findings by our home inspectors.

This is a visual inspection of the readily accessible components, systems and structure of the home and to determine whether any of these systems or components are significantly deficient in performing within their intended purpose.

Chicago Bungalow - Model for this Home Inspection

I like to start on the exterior of the home. So..Let's get started!!

Hose bib at East side of home is not freeze or anti-siphon protected. There is no shut off on the interior & needs to be corrected. Hole around electric service conduit into the house needs tuckpointing. Perimeter of home at base of walls has been tarred. This appears to be a repair attempt and is a temporary fix.Masonry window sills on the exterior are peeling paint.There are many layers of paint and will continue to deteriorate until repaired

That's what I was able to find on the exterior of this house at ground level..So let's take a look at what's on the roof...

Metal step and counter flashing are missing at base of chimney. This area will leak.Gutter on North side of home is unable to drain properly. The downspouts are clogged with debris. Garbage can lid used as rain cap on plumbing vent. This is not standard practice but it seems to work. No problems detected. Chimney cap is missing, and mortar joints at top of chimney are beginning to detriorate. This will worsen until repaired.

A typical home inspection takes about 3 hours so I won't take you through all of the interior components that we inspect. I just want you to get a feel for some of the things we look for. Let's take a quick look at parts of the plumbing and eletrical components of this home...

Plumbers putty used as corrective measure at leaking bathroom sink drain. Repairs are needed.Exposed wiring at garbage disopsal under kitchen sink. Electrical issues are a hazard until repaired.Thermostat switch for attic fan is not properly secured in junction box in attic. Electical issues are a hazrd until repaired.Gas line from water heater to clothes drier is improper. It is hooked up where a drip leg for the water heater should be.

So far the things that I have found havn't been that major or expensive to correct. Structural issues or water penetration can be another story...

Cut floor joist in crawl space to install heat vent. This has caused the floor to sag .Repairs to roof rafters are insufficient and a quick fix. More extensive repairs are needed.Deflection has already occured in this floor. 6 x 6 post will not suffice as a support beam.Water and mud penetration in crawl space at sill plate due to negative grading on the exterior of the home.

Problems with Heating and air conditioning components of this house...

Joint on furnace exhaust vent is reversed and pipe is pitched downward. This could allow carbon monoxide into the home. This is a saftey issue that needs to be repaired.Gas fired furnace runs smoothly and quietly yet is beyond its life expectency.(20-25 yrs) Yellow flames indicate need for sevice or replacement.Air conditioning compressor unit is constricted and will not be able to cool itself properly. The unit will be over worked and cause premature failure.
